My office is on Chapin Avenue, a few minutes’ walk from Burlingame Avenue, and I have been selling homes in this town since 2001. Most of what follows is the kind of thing you only learn by working here — which streets trade at a premium, where the aircraft noise actually matters, and why two houses of the same size a mile apart can be very differently priced.
The neighbourhoods
Burlingame is small enough to walk across and varied enough that the pocket matters more than the postcode.
- Easton Addition — the larger period homes, wider lots, mature trees. Where a lot of the town’s architectural character sits.
- Burlingame Park — close to Burlingame Avenue, older housing stock, strongly walkable.
- Ray Park — quieter, family-oriented, popular with buyers prioritising schools and a garden.
- Burlingame Village — smaller homes on smaller lots, historically one of the more attainable ways into town.
- Lyon Hoag — closer to the freeway and the Broadway corridor, generally a lower entry point.
- Mills Estate and Burlingame Terrace — hillside and mid-town pockets with their own distinct feel.
Housing stock
Burlingame’s appeal is largely pre-war. Craftsman, Tudor and Spanish Revival homes from the 1920s and 1930s dominate much of the town, and buyers pay for original detail — leaded glass, coved ceilings, period tile. The trade-off is what sits behind the walls. Knob-and-tube wiring, unreinforced foundations, galvanised supply lines and single-pane windows are all common, and they are the difference between a smooth transaction and a renegotiation.
If you are buying here, budget for the inspection findings rather than being surprised by them. If you are selling, a pre-inspection almost always pays for itself.
Getting around
Two Caltrain stations — Burlingame and Broadway — which is unusual for a town this size and a genuine factor in resale. Highway 101 runs along the bay side for the SFO and San Francisco commute; 280 sits over the hill and is generally the calmer route south. SFO is close, which is convenient and, in some parts of town, audible. Where exactly that matters is very street-specific, and it is worth asking before you fall for a house.
Schools
Elementary and intermediate schools sit within the Burlingame School District, with high school through the San Mateo Union High School District. School assignment is a significant driver of demand in certain pockets, and boundaries do not always follow the lines buyers assume. Confirm assignment for a specific address rather than relying on a neighbourhood’s reputation.
Who Burlingame suits
It works well for people who want a walkable downtown, a train they will actually use, and period architecture — and who are willing to pay a premium for a town that has all three within a short radius of San Francisco. It works less well for buyers who want new construction, a large flat lot, or the space you would get further south. Hillsborough next door offers land and privacy without a commercial district; Millbrae and San Mateo each trade differently again.
