San Mateo is the largest city in the county and the most internally varied. People say “San Mateo” as though it is one market, and it is really six or seven. The difference between a home west of El Camino and one east of the freeway is not a nuance — it is a different price bracket, a different buyer and a different school assignment.

The neighbourhoods

  • San Mateo Park — the established, high-end pocket. Large lots, mature landscaping, period homes, and the closest thing the city has to Hillsborough.
  • Baywood — adjacent and similar in character, strongly sought after, close to Aragon High.
  • Aragon — well-kept mid-century and pre-war homes, consistently in demand.
  • Hillsdale — more suburban in feel, closer to the shopping centre and the Caltrain station.
  • Shoreview and North Shoreview — east of the freeway, historically the more attainable side of the city.
  • Downtown and Central — walkable, a mix of condos, townhomes and smaller single-family homes.
  • Sugarloaf and the hills — elevation, views and the maintenance that comes with a slope.

Housing stock

Much broader than Burlingame’s. Grand pre-war homes in the western neighbourhoods, extensive mid-century tracts through the middle of the city, and a real condo and townhome market downtown and around Hillsdale — which makes San Mateo one of the more realistic entry points on this stretch of the Peninsula.

Because the stock spans so many decades, condition varies enormously. Foundation, drainage and roof are worth close attention in the older western pockets; the mid-century tracts more often need systems and kitchens rather than structure.

Getting around

Two Caltrain stations, at Hayward Park and Hillsdale, plus the downtown San Mateo station. Highway 101 runs along the eastern edge and 92 crosses the city, connecting to 280 and over the hill to Half Moon Bay. That 92 corridor is genuinely useful and genuinely congested at peak — worth testing at the hour you would actually drive it.

Schools

San Mateo–Foster City School District covers elementary and middle school, with high school through San Mateo Union High School District. Assignment varies meaningfully across the city and is one of the stronger drivers of price between otherwise comparable neighbourhoods. Verify for the specific address.

Who San Mateo suits

It suits buyers who want more choice than the smaller Peninsula towns can offer — genuine range across price, style and neighbourhood character, plus a real downtown and good transit. It suits sellers well too, because there is consistent demand across several distinct buyer profiles. It suits you less if you want one homogeneous neighbourhood feel, which is more what Burlingame or San Carlos deliver.
