What a real valuation looks at
After 25 years selling homes across the San Francisco Peninsula, here is what I look at that an automated estimate cannot:
- Recent comparable sales on your block — not just your ZIP code. In Burlingame, two streets can differ by several hundred thousand dollars.
- Condition and finish level relative to what is currently selling, and which improvements will actually return more than they cost.
- Lot, light and layout — the things buyers pay premiums for on the Peninsula, and the things they quietly discount.
- Current buyer demand in your price bracket, including what is sitting and what is selling in days.
- Timing — whether listing now, before Labor Day, or waiting for spring serves you better.
