San Carlos calls itself the City of Good Living and, unusually for a civic slogan, most residents will defend it. It has the thing many Peninsula towns lack — a genuinely lively main street — combined with strong schools and a hillside that delivers views without going full mountain road.
The neighbourhoods
- White Oaks — flat, walkable, close to Laurel Street. Consistently one of the most sought-after pockets.
- Howard Park — similar appeal, tree-lined, family-heavy.
- Beverly Terrace and the hills — elevation and views, with the usual hillside trade-offs.
- Devonshire Canyon — larger lots, more seclusion, further from the centre.
- East of El Camino — closer to the freeway and the industrial edge, generally a lower entry point.
Laurel Street
Worth its own mention, because it is a real reason people buy here. Restaurants, independent shops and a walkable core that stays busy in the evening. Proximity to Laurel is priced in, and it holds up on resale.
Housing stock
Mostly post-war, with a lot of thoughtful expansion and rebuilding over the past two decades. The flat neighbourhoods have many original single-storey homes that have been added to; the hills have more custom construction. As in Belmont, permit history on additions is worth confirming.
Getting around
Caltrain station near the downtown, 101 to the east and 280 over the hill. San Carlos Airport sits on the bay side, which is a consideration in a few eastern pockets but not most of the town.
Schools
San Carlos School District for elementary and middle, with high school through Sequoia Union High School District. Schools are a primary demand driver here, and boundaries matter.
Who San Carlos suits
Buyers who want a walkable downtown and strong schools in the same package, and who are willing to pay for both. Compared with Belmont next door, San Carlos generally offers a better main street; Belmont generally offers more land for the money. I have written a direct comparison if you are weighing the two.
