Redwood City has changed more than any other town on this stretch of the Peninsula. The downtown that people avoided two decades ago is now one of the liveliest on the mid-Peninsula, and the city spans a wider range of housing and price than almost any of its neighbours.
The neighbourhoods
- Mount Carmel — close to downtown, period homes, tree-lined, consistently in demand.
- Woodside Plaza — post-war, well-kept, family-oriented.
- Emerald Hills — unincorporated hillside with larger lots, trees and views.
- Farm Hill — elevated, close to Cañada College and the 280 corridor.
- Redwood Shores — a separate world: planned, waterfront, modern, closer in character to Foster City than to the rest of Redwood City.
- Friendly Acres and North Fair Oaks — historically the more attainable areas, changing quickly.
Downtown
A genuine draw now — cinema, theatre, restaurants and a public square that gets used. It has pulled real demand into the surrounding neighbourhoods and supported a substantial new condo and apartment market.
Housing stock
Very broad. Pre-war bungalows near downtown, extensive post-war tracts, custom hillside homes in Emerald Hills, and modern waterfront in Redwood Shores. That range is Redwood City’s defining feature and the reason “what’s the market doing in Redwood City” is not a question with one answer.
Getting around
Caltrain in the downtown, 101 to the east, 280 to the west, and Woodside Road connecting them. Among the better-connected towns on the Peninsula.
Schools
Mostly Redwood City School District, with parts of the city in Belmont-Redwood Shores; high school through Sequoia Union High School District. District boundaries here are genuinely complicated and do not follow neighbourhood names. Verify for the specific address — this matters more in Redwood City than almost anywhere else nearby.
Who Redwood City suits
Buyers who want a real downtown, strong transit and more price range than the smaller towns offer. Also anyone who wants hillside land within reach of the 280 corridor. It suits less well if you want the uniform character of a Burlingame or a San Carlos — Redwood City’s variety is the point, but it does mean doing your homework street by street.
